Illinois is a long way from our home in Southwest Virginia. We travel for the right job, so before you plan too far, call or text with your county and we will tell you honestly what we think.
Prairie weather
Central Illinois is wide open prairie, and wind is the constant. Northern Illinois has cold winters and lake-effect snow near Lake Michigan. Southern Illinois is hillier and warmer, with more humidity. Freeze-thaw cycles across most of the state mean footers must go below local frost depth.
Every building we sell is certified for local wind and snow loads, with engineered drawings available. On open farm ground, anchoring is a big part of the conversation. For snow, a vertical roof is the easy pick.
How Illinois buyers use them
- Machine sheds for corn and soybean operations
- Grain-related equipment storage
- Detached garages for rural and suburban homes
- Shops for farm repair and hobby work
- Commercial storage buildings
About the slab
A good slab for Illinois winters starts with the base, a vapor barrier, and control joints placed so cracks happen in the right spots. With our turnkey service, we handle site review, prep, footers, the 4-inch slab, and the building install. Read about concrete foundations.
Local rules vary
Illinois permitting depends on your county, township, and city. Suburban areas around Chicago tend to have the most detailed requirements. Rural counties may handle farm buildings differently. Call your local building office before you order and ask about permits, setbacks, and frost depth.
Price lock and rent-to-own
Steel, diesel, and fuel costs have been climbing. A 15% deposit locks your quoted building price until spring, which gives you time to get permits lined up. If you would rather spread out payments, enclosed buildings qualify for rent-to-own with 15% down and 90 days same as cash from physical delivery. Monthly payments run about 25% lower than typical rent-to-own programs. Open carports are not eligible.
Out on the open prairie, think about which way the wind usually blows before you place big doors. Putting a large door on the side that faces the strongest wind is something people often regret.
