Wise County is coalfield country through and through, with steep ridges, narrow hollows, and towns like Wise, Big Stone Gap, Coeburn, Pound, Appalachia, and St. Paul. High Knob looks down over all of it. Flat ground can be hard to come by, so when you build, you want to get it right the first time.
We are a family-run metal building and concrete contractor based in Southwest Virginia, and we know what it takes to put a building on a mountain lot.
How Wise County Folks Use Steel Buildings
- Heavy-duty garages for work trucks and equipment
- Workshops for mechanics, welders, and small businesses
- Storage for ATVs and side-by-sides used on local trail systems
- Hunting gear and camper storage
- Covered parking where yard space is tight
Getting the Site Ready
Site prep is a big deal in this part of the state. We start with a site review and handle the prep work, footers, and a 4-inch slab before the building arrives. Footers are poured below the local frost depth. We also pay attention to vapor barriers and control joints so the slab holds up. More on that on our concrete page.
A Building You Can Trust
We work with 4 vetted manufacturers. We cut ties with 53 others over quality and integrity concerns. John has been in the metal building industry since its early days and is known as a trusted voice in metal building Facebook groups. Browse the building styles we offer.
Rent-to-Own Terms
Not ready to pay for the whole building up front? Our rent-to-own program starts with 15% down, and the monthly payments run about 25% lower than typical rent-to-own programs. You also get 90 days same as cash, and that clock starts the day the building is physically delivered. That makes it easier to get a garage or shop up before winter. Open carports are not eligible for rent-to-own.
Permits in Wise County
Every county handles permits a little differently, and setbacks, frost depth, and wind and snow requirements are set locally. Before we pour anything, check with the Wise County building office about what your building needs. We can supply engineered drawings for the permit packet, and we will work around whatever the inspector asks for.
If your property is inside a town, check with the town too, since some towns run their own permits.

Common Questions
Do you build in Big Stone Gap and Coeburn?
Yes. We serve all of Wise County, including Wise, Big Stone Gap, Coeburn, Pound, Appalachia, and St. Paul.
Can you build on a narrow hollow lot?
It depends on the site, which is why we start with a site review. We handle the site prep, footers, and slab, and we will be straight with you about what fits.
Do I need a permit from the town or the county?
It depends on where your property is. Some towns handle their own permits. Check with your town and the Wise County building office before we start.
