South Carolina is farther from our Southwest Virginia home base than North Carolina, but we travel there for the right job. Call or text with your county and we will tell you what we think.
Upstate versus Lowcountry
The Upstate near the mountains gets the occasional ice storm and has rolling, red clay ground. The Midlands are hot, with sandy soils in places. The Lowcountry and Grand Strand face hurricanes, salt air, high humidity, and low ground that can flood.
Near the coast, wind certification and anchoring are the big topics. Inland, heat and humidity are the main issues, so we talk about condensation control and ventilation in enclosed buildings. Every building we sell is certified for local wind and snow loads, and engineered drawings are available.
What South Carolinians build
- Boat storage near the lakes and the coast
- Equipment sheds for farms and timber operations
- Garages and carports for trucks and side-by-sides
- Workshops and small business buildings
- RV covers for folks who travel
Roof style matters in heat and rain
A vertical roof sheds heavy rain fastest and is our most popular style. Boxed-eave roofs are a solid middle option, and regular curved roofs are the lowest cost. Learn more in our building overview.
Check local rules
Coastal counties in South Carolina often have stricter wind design rules than inland counties, and flood zones can affect how a building must be set. Setbacks, permits, and footer requirements vary by county and town. Call your county building department before you order.
Rent-to-own and price lock
Our rent-to-own program takes 15% down, and monthly payments run about 25% lower than typical rent-to-own programs. You also get 90 days same as cash, starting when the building is physically delivered. If you are not ready to build yet, a 15% deposit locks the quoted building price until spring. Steel, diesel, and fuel costs keep rising, so locking in early can help.
If you are in the Upstate near the North Carolina line, you are closer to our usual working area than most of the state. Either way, call or text with your county and we will tell you honestly what we can do.
Turnkey concrete and building can be quoted together. Enclosed buildings qualify for rent-to-own with 15% down; open carports do not. Call or text 276-235-1191 to talk it through.
